Locating the best comps for your property can be a bit of a challenge. The most important variables that you should take into account are:
Similar square footage
Similar bedroom and bathroom count
Similar property style and year built
Properties within one mile of the subject property
You want to be accurate, but conservative. This will ensure your property is priced to sell in 90 days.
Think about it like you would if you were a buyer; if you can find a fully rehabbed house for $150,000, you're not going to spend $175,000 for a similar house. However, you wouldn't opt for a $150,000 house that is in need of a lot of work over a fully rehabbed house priced at $175,000. All in all, look at move in ready or rehabbed properties for comps, and making sure you're pricing competitively for the market.
